One of the most important things you can do is declutter and stage your home. Buyers want to see a clean, spacious, and well-organized home. Take a look around your home with a critical eye and get rid of anything that’s cluttered, damaged, or unnecessary. Then, take steps to make your home as inviting as possible. This might include adding a few key pieces of furniture or updating your décor.
In a pinch? 3-5 days. On average? U.S. sellers spend around six months preparing their homes for sale, another 25 days with their house on the market, and 30- to 45-days in the closing period (Zillow.com). Bottom line? When you’re ready to sell, I’ll be there whether it’s this week or six months from now!

Your home’s asking price should be based on its market value. Pricing a home can make or break a deal. It can mean the difference from selling quickly for over asking price and having your house sit while offering price reductions. To determine market value, contact your REALTOR®, they will look at comparable homes in your area that have recently sold and give you an accurate and professional estimate. You can also have a professional appraiser give you an estimate. Once you have a good idea of what your home is worth, you can work with your real estate agent to come up with the right asking price. The longer answer: You’re required to provide a written description (your agent will give you the form)  about any known issues with your home that could hurt its value. Those issues include:

  • Termite damage
  • Presence of lead-based paint
  • Foundation cracks
  • Plumbing or HVAC issues
  • Septic or sewer problems
  • Homeowners association fees and restrictions.

The seller disclosure is good for buyers AND sellers. How? It brings transparency to the transaction, minimizes delays, and heads off the risk of legal headaches down the road.

It all comes down to T-I-M-E — and whether you’ve got a lot or a little of it!

Clock ticking and you need to increase value ASAP? Zero in on these weekend projects:

  • Clean, clean, and clean some more.
  • Give walls a fresh soft, neutral coat of paint.
  • Landscape with some low-maintenance (but green!) plants.
  • Power wash your driveway, sidewalks, and home exterior.
  • Declutter and consider staging.

Time on your side? Chip away at these little by little:

  • Remove a wall (or two!) to create open living spaces.
  • Replace carpeted floors with wood or LVP flooring.
  • Finish your unfinished basement.
  • Replace your old windows and front door.
  • Install new kitchen countertops and appliances.
